Description

Centurion Construction took on the challenging and innovative project of transforming a former manufacturing warehouse, once home to Bel Bee Products, into a state-of-the-art ExtraSpace Storage Facility in West Nyack, NY. This venture exemplifies our expertise in retrofitting existing structures to serve entirely new purposes, particularly in the competitive self-storage market of the NY/NJ area.

Since its establishment in 1953, Bel Bee Products had been a beacon of high-quality metal stampings and fabrications. Repurposing such a historic site required a builder with unparalleled skill and experience—qualities that Centurion Construction is renowned for. Our task was to prepare the site for a dramatically different load capacity, a challenge we embraced with strategic foresight and engineering prowess.

The project involved adding an additional second story to the original floor plan, expanding the facility to over 120,000 sq ft of rentable space. Notably, the ceiling of the second floor was ingeniously constructed with a future third story in mind. The columns were specially fabricated to easily accept new vertical extensions, showcasing our commitment to future-proofing the property.

Situated near an active rock quarry, the project demanded meticulous attention to environmental considerations, such as water runoff and the impact of vibrations from blasting. These complexities underscored the importance of selecting the best self-storage builder in the region, one capable of navigating the intricate balance between preservation and modernization.

This project’s success hinged on advanced planning and close collaboration between the general contractor, engineers, and architects. From the outset, Centurion Construction engaged in comprehensive dialogue with all stakeholders to anticipate and mitigate potential issues. Our proactive approach ensured that the retrofit not only met current needs but was also adaptable to future expansions and challenges.

The transformation of the Bel Bee Products warehouse into the ExtraSpace Storage Facility is a testament to Centurion Construction’s expertise in complex retrofits. It reflects our ability to reimagine and repurpose existing structures, creating valuable, high-capacity storage solutions that meet the evolving demands of the market. This project stands as a model of innovation, sustainability, and strategic foresight in the construction industry, highlighting the critical role of skilled builders in bringing complex visions to life.
